Finding the right home is one of the biggest challenges for new olim. Israel's property market is expensive, and rental practices differ from the UK and US. Understanding the process — from viewing properties to signing contracts and understanding your rights — will help you avoid costly mistakes.

Where you live can have an enormous effect on your experience of Israel.

For Anglo families, the question isn't simply "Where are the Anglos?" It should be:

Where does our family actually work?

Popular Anglo Areas

Large English-speaking communities can be found in places such as Jerusalem, Ra'anana, Modi'in, Beit Shemesh and Netanya, alongside substantial Anglo populations elsewhere.

But don't choose purely on community size.

Consider:

Commute.
Schools.
Family nearby.
Parks.
Synagogues/community if relevant.
Public transport.
Property costs.
Lifestyle.

Renting

Israeli rental agreements can differ from what you're accustomed to.

Before signing, establish responsibility for:

Utilities.
Repairs.
Maintenance.
Deposits and guarantees.
Early termination.
Renewal.

Photograph the property's condition when moving in and keep copies of documents and communications.

Buying property introduces significantly more legal and financial complexity.

Use appropriate independent professionals and don't assume the purchasing process resembles the UK, US or wherever you've moved from.

Anglo Dad tip: Rent somewhere because it works for your family—not because an Anglo Facebook group told you everyone lives there. Always seek legal advice whether renting or buying (often landlords will have their own lawyer so make sure you read contracts in detail). Also, if renting or buying in an apartment block, pay attention to neighbours... from experience some neighbours can lack common courtesy for others which can be quite frustrating when you've just signed a lease for 12 months.
